The Hatton is an art deco style building in the heart of London jewellery capital, Hatton Garden. The building consists of 8 floors including ground and basement and is generally used for large scale meetings, conferences and presentations. The building has two restaurants and dining rooms to cater for a large number of people using the facility.
The existing mechanical services had come to the end of their maintainable life as they were approaching 20 years of operation. The existing system was a Versitemp with 125 self contained indoor heat pump units. The roof plant consisted of a 10 fan adiabatic dry cooler system. The mechanical system also linked with the boilers though a plate heat exchanger.

Design a replacement system that would have the least impact on the building whist still being fully operational during the works program. We looked at various options from DX systems to like for like replacements and it was decided that Colt Caloris WRF was the right solution. We were going to remove all 125 Versitemp systems within the building and replace them with 105 new Colt Caloris heat pump indoor units as well as remove the old Dry Cooler and replace it with 2 Colt Caloris heat pump chillers.
In addition to this we had to supply and install new power supply to the chillers, to the indoor units, remove the plate heat exchanger and upgrade the controls to a Trend BMS system with front end display graphs in the manager's office.
Working closely with our long term client we scheduled a works program that would allow Cool Systems enough time to complete the works on a floor by floor basis but also allow the client to continue to operate their normal business. We had two week per floor with an 18 week program which included mechanical works on the roof and commissioning.
The power supplies for the chillers were sourced at basement level and we needed to run these supplies to the roof externally. .
We employed the services of absailors to carry this out element of work and it proved vital as the two supplies were installed over a weekend.
The internal works went according to plan as did the road closure and contract crane lift to get the chillers to the roof. The controls upgrade including local controllers central Trend BMS installation and full floor layout front end graphics and commissioning followed.
All elements of the project were carried out in-house which gave Cool Systems full control of the project. This was key to delivering the project on time and to budget.
